Companies are increasingly realigning their real estate with their agile workforce. Demand for flex space across Benelux is forecast to reach record levels in 2022 and is showing no sign of slowing down.
KEY FINDINGS
- Occupier profile is maturing with new sectors and sizes utilising flex
- Amsterdam remains the flex hot spot of Benelux
- The need to secure office space heightens as prices start to rise
- Flex supply is growing both in terms of scale and quality
Changes in the way companies utilise office space has led to a wider customer base across Benelux (Belgium, the Netherlands and Luxembourg) in terms of industry types, size of company and geographical reach in the region. This is in turn putting pressure on existing supply, resulting in higher desk rates, which fell sharply during the pandemic, and are starting to recover.
